Really cute little place owned by the sweetest old lady in the neighborhood. Cheap coffee, cheap breakfast sandwiches, and casual indoor/outdoor seating.

I love the ginger chai! They have some very inexpensive simple sandwiches/croissants/bagels as well. Cash only.
