Welcome to our beach house. You will only work with us, the owners when renting our home. We are honored to help create memories for your family and have been providing beach rentals for over 15 years. This beautiful, popular, relaxing & spacious beach home shows like a model yet is comfortable and fun for all ages. It offers colorful unique painting, custom window treatments, spacious rooms, high quality mattresses & special touches to make your vacation easy and relaxing.

Our retreat is clean, nicely furnished and beautifully decorated. The homes are fully equipped with amenities including four televisions, DVD players, outdoor grill, ample parking, one-car garage for storage, screened porch, patio, central air conditioning, community pool, tennis courts and beautifully landscaped grounds. We have two properties in this beautiful community in case this one does not work for you. It has hardwood floors in the downstairs living and dining areas. Tiled floors in the kitchen. All bedrooms have brand new plush frieze carpet. Our tropical paradises are the perfect get-away. There is parking for two - three cars in front of the house and additional parking at the end of each street.

BED SET UP FOR TRUMAN:
TWO MASTER SUITES, one on the first floor with a KING SIZE BED, beautiful grey walls with a touch of glitter and a beautiful royal blue ceiling, full bath and large walk in closet. Our second master is on the second floor with a QUEEN-SIZE BED, full bath and a walk-in closet. This amazing bedroom is a tropical paradise with teal and white strips across the ceiling, white silk drapes and a canopy bed. The third bedroom is our Hawaiian room, furnished with a QUEEN-SIZE bed and large walk-in closet. The fourth bedroom is furnished with TWO SETS OF BUNK BEDS in an adorable nautical theme, perfect for the little ones. The upstairs loft is a semi-private space and is furnished with TWO TWIN BEDS. In addition to the full bathrooms in each master suite there is a full bathroom in the upstairs hallway. The master bathrooms have stand-up showers and the upstairs hall bathroom has and shower/tub combination. There is a powder room downstairs as well making a total of three-and-one-half bathrooms in this home.

Our home has a downstairs family room with multiple seating options. The kitchen, which is open to the family room to promote easy socialization and functionality. The kitchen is loaded with everything necessary to cook and prepare meals and for daily living.

If you have your own laptop, Wi-FI is available so you can search the internet to see all the great activities in the area.

Sorry but pets are not allowed for renters in this community. In order to keep our homes in the best condition possible we request our renters to include adults over 25 years of age. At times, small groups under 25 may be accepted at a higher per person rental rate as our current rates are competitively listed for families who will care for our property and not be a nuisance to the neighborhood so we appreciate your understanding in advance.

The property is one mile to the beach.

Winter months also available for long term options from Mid- September until May. Minimum of 3 month stays. Please inquire for details on pricing. Long term rentals pay security deposit and utilities.

The Keys of Marsh Harbor is a community of single and twin homes that brings a sense of the Florida Keys to the Rehoboth Beach area. This innovatively designed beach community features a COMMUNITY POOL, PERFECT FOR A QUICK DIP OR ALL DAY RELAXATION, tennis court and beautifully landscaped grounds with ornamental grass, flowering trees and a pond at the entrance. It is quiet and peaceful. This community is very convenient to almost all of the local attractions. We are conveniently located off Route 1 in Rehoboth behind Jungle Jim's Water park, a wonderful attraction. The closest outlets start within 1/4 mile and we are just 1 short mile to the beach/boardwalk. Dewey is 2 miles away. Conveniently, there is a PARK N Ride across the street from our neighborhood which you can walk to or load your car and drive across the street for a car group rate. You no longer have have to worry about parking as this Dart Shuttle can take you to the beach, movies, outlets or many other locations. Shuttles depart routinely, every 5 -15 minutes to most locations and run from early morning til late evening for ~$2.10 each way. Prices change per Dart (suggest to check website for details.) These shuttles are meant for beach goer's and you are permitted to bring beach chairs, umbrella's and coolers with you. With this option, your group can split up and travel when and where they please.

ABOUT YOUR ACCOMMODATIONS:
Two Story Duplex Home with 4 Bedrooms, 1 Loft, 3.5 Bathroom, Maximum Occupancy: 8- 10
The garage is used for storage only. It is not available for parking any vehicles. Bedrooms – Upstairs Queen Master, Downstairs King Master, Queen in third BR, 2 twins in loft, 2 Bunk Beds in 4th BR.

WHAT TO BRING:
Mandatory: Bed linens (sheets and pillowcases), bath and beach towels, soap and paper products (paper towels and toilet paper), dishwasher liquid, laundry soap. Optional for personal use since not provided in rental: Beach toys, chairs and umbrellas, food, personal cleaning supplies, entertainment (toys, boardgames and movies), mattress protectors, charcoal for grill. Basic cleaning supplies are available at home for emergencies or clean ups and include vacuum, mop, broom, dustpan and chemicals.

PROPERTY CONDITION / SECURITY DEPOSIT:

Please check the home for cleanliness and damage upon arrival. Report any problems or damages upon day of arrival. If damages are not reported upon day of check in, damages will be considered self-inflicted.
You agree to leave the vacation rental in arrival condition. No physical damage, home and yard neat and tidy, dishes washed and put away, food removed from refrigerator unless considered un-perishable (can leave for next tenant), please make beds with comforters and pillow shams nicely (tucked in on sides, etc) Making beds is not the responsibility of the cleaning company and remove trash from house and empty into neighborhood dumpster. A $100 cleaning fee will be held back from your security deposit if home is not returned in the same condition as found.
The security deposit will also be used to cover any extra rental charges due to early arrival or late departure from the home without prior consent and if excessive cleaning is required after your stay. Any early check in or late check out will have a fee deducted from security deposit as this interrupts the cleaning company schedule and other renters that may have arranged and paid for specific check in or check out times. The amount deducted will be prorated at $150 per hour.
$25.00 will be deducted from the security deposit per key missing and $50 per pool pass missing.
If damage or losses exceed your security deposit, guests understand that the owner will bill for any shortfall. If payment is not made, owners may exercise their legal options to collect the shortfall.
The security deposit will be returned to you by check within 30 days. If we are going to make a claim on your security deposit, the remainder of your security deposit will be mailed with a letter of explanation.

WHAT TO BRING:

LIMITATION OF LIABILITY/ TERMS OF AGREEMENT:

Early check in’s and late checks outs. These options must be discussed with the owners BEFORE THE DATE OF CHECK IN. If we are able to grant this request, an early check in of noon or late check out of noon will increase the rental price by $50. This may be added to your contract or at a later date after discussing with owner.
Our Cleaning Company has a very tight schedule in order to provide a sanitary and clean home. If you check in early without approval by the owners, the cleaning company WILL NOT go in and clean the home due to liability. The owners are not held responsible for the cleanliness of the home if this happens. Cleaners will also require a $100 travel charge that will be passed on to you, even though unable to go inside to clean.
Absolutely no animals or pets allowed per Condo Association covenants. No smoking inside of home.
QUIET RULES: This is a family community and quiet rules start at 11 pm. This includes not having conversations or music outside after this time. Noise travels easily and we do not want anyone’s vacation ruined by noise disturbances. Throughout the neighborhood we ask for children to be monitored. Tenants are not permitted to walk or climb on water features, also monitor outside activities so your group is not a nuisance to other neighbors. Skateboards are not permitted.
Ownership: Tenant(s) understand that dwelling is privately owned and is being made available for rent. The tenants acknowledge that the property being leased is “transient lodging” because the lease is for less than 30 days. Therefore this lease is not governed by the Delaware Landlord-Tenant Code. Tenant agrees to be responsible for any damages to the dwelling, grounds and furnishings caused by the tenant’s and/or their guest’s negligence occurring during their tenancy. Owners may cancel vacation at any time if home is ever deemed unlivable due to fire, flooding or events beyond our control. If this was to ever occur, tenants will receive entire payment back as soon as able.
Cancellation and Re-Rent: Rental payments are non-refundable. Tenant is required to give written authorization for re-rental. If Landlord is able to re-rent the property for the tenant a 15% fee of the TOTAL RENT AMOUNT EXPECTED will be deducted from the received payments.
Owners are not responsible for any injuries that occur within the neighborhood or home. The Keys of Marsh Harbor nor the Owners will be held responsible for personal or bodily injury or death. I also understand that I am fully responsible for my minors, my guests, and visitors even in my absence. THE OWNERS ARE NOT RESPONSIBLE for loss, theft or damage to your belongings while at this rented vacation rental. The use of the pool is at your own risk. Owners are not responsible for injury while using the pool. There is no lifeguard.
OWNERS SET SPECIFIC RULES as listed on contract. As the property owner, we enforce these rules, and may evict renters or their guests when they are exceeded. Large gatherings, house parties, etc., are absolutely not allowed. Sub-letting is not permitted. Any disturbance resulting in neighborhood complaints or police action, other illegal activities, damage to the vacation rental, or violation of this agreement or of rules and regulations governing the vacation rental, will be considered sufficient cause for immediate termination of your stay, and all monies paid will be forfeited. This agreement does not create a tenancy for the vacation rental; you can be removed from the vacation rental without process of law if you do not depart at the appropriate time.
Occupancy: It is agreed that the leased premises are limited for occupancy and that occupancy in excess thereof shall constitute cause for termination of this lease and eviction of tenant at the option of the Landlord. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to property owners to enter premises at any time for inspection purposes. Guest further agrees to grant property owner access to Rental Property for purposes of maintenance and repair.
It is our intention to provide all the basic necessities and amenities as advertised.  There are some instances that are beyond our control therefore, all small and large appliances, Cable, Televisions, DVD players are a courtesy of the Landlord and in the event of an unforeseen failure, replacement during stay is not guaranteed and no refunds will be provided. Owner will make every reasonable effort to assure that items in home will be and remain in good working order. If repair is necessary, repairman may be scheduled during your stay to fix any situations that have arisen. Unforeseen events such as power failure or problematic weather interruptions are beyond the owners control and if you choose to leave you will not be refunded.
Our vacation rental is individually owned and managed. We have described our vacation rental in detail to the best of our ability, but we cannot make the decision for you and will not be responsible if you are not happy with your choice on arrival. The rent will not be refunded and cannot be transferred to another location.
The operation, maintenance, opening and closing of the pool is in the hands of the Condo Association, not the owners and cannot be guaranteed. If pool becomes closed for any reason, there will be no refunds made. When opened, there is no Lifeguard is on duty. All tenants must swim at own risk and children under 14 years of age must be accompanied by an adult. See pool rules provided in condo. You will be fined if they are not obeyed.
Trailers and commercial vehicles are not permitted to park within neighborhood per neighborhood rules. If tenant violates any of the conditions or restrictions of this agreement, all or any part of the security deposit may be forfeited.
Pool and Tennis courts: Very specific rules are posted in the house regarding hours and behavior, please abide by these rules. This includes no glass at the pool, cleaning up after yourself and making sure no one in your group is disturbing others. Loss of security deposit is minimum consequence if rules are broken.

Long term renters are available to stay monthly From October- May for a monthly rate. It is easier to contact me to review how this works. We have a monthly rate set with utilities. Must stay a minimum of 3 months.
