This 2 master bed, bath unit has a Cal King medium pillow mattress in room 1 w/ full bath with tub and shower. Room 2 has a pillow top Cal king and a 3/4 bath with walk in shower. Lots of off the street parking in front of unit.

I have a room for a maximum of 6 guests. Each additional guest after 4 will be charged $25 per night per guest you will have to ask me to send you a special offer to approve extra guests. Extra people not approved is breaking my house rules and will result termination of your reservation.

You can request me to amend your reservation to add extra people any time before check in. After 3.00 check in I can not change the reservation Airbnb must do it.

If you have a large group ask about renting the second unit. Both units are 1250sf 2 master bed master bath with exact same amenities

A couple friends over for dinner at 10.30 not so much...
bringing back people (unregistered) at midnight disturbing my neighbors or other tenants..... count on leaving at 10am check out. you will be terminated

This is quiet time. Someone talking normal is about 50db

Music on low normal talking. You should be ok.

I don't have pool closed hours but i do have quiet time.

No one wants to live next to a vacation rental when the guest don't respect the noise rules

My house is far from neighbors in all directions but still havasu is a small town and its quiet here late at night and noise carries.

Please be mindful of our city noise ordinance and other guests

January and February are my most valuable desirable months.
i will discount 20% for 1 and 25% for these 2 months
30% for a 3rd month and 40% for a 4th month retroactive.
this means if you rent 4 months
i will discount 40% on all 4 months

There is no way to post these discounts on airbnb .
if your interested send me a message and tell me the days you want and i will send you a special request
that includes the total discounted price. if you agree you will accept the special offer to confirm your reservation.... ALSO NOTE

i have a strict cancelation policy

Review's can be difficult. Im none confrontational and I don't really like to have to say anything good or bad about anyone.

After 125 times i have rented my place i have a very good idea
About what it should look like and how long it takes to clean up after a normal stay. A normal clean takes
3 / 3.5 hours with 4 guests

The number one reason for not wanting a guest back in my home is sneaking in extra people.

Extra guests means extra laundry extra sheets extra wear and tear
This is why i charge extra for more people. Most of this extra fee goes to housekeeping.

This place hidden in Plain Sight. The pool area is very private. Driving down kiowaa you can not even see the gazebo. It is as if you built an 11' wall because the lot is graded in to a hill.

This property is zoned R3
Multifamily. I purchased this duplex new in 2003 .
I do have a full time tenant on the opposite side and an additional RV rental onsite.

The pool and back yard is exclusivite for this Airbnb rental only. No other tenants have any access.

Special note.. beware
Of rentals showing you everything in Havasu except the space and surrounding space that you are renting.
It's been my experience that poor quality pics are not by accident. It's very easy to post clear concise accurate pictures so you know exactly what to expect.
