An affordable home-from-home for family summer holidays, one/two couples or local workers looking for spacious accommodation at any time of the year, the house is perfectly located within walking distance of the small market town of Newcastle Emlyn.

Situated at the end of a quiet cul-de-sac overlooking the Teifi Valley, you’ll be just 15 minutes from the stunning sandy beaches of Aberporth, Tresaith and Penbryn. Llangrannog, and New Quay, famous for its dolphins, are also a short drive away.

Cwtch Mawr is a warm and cosy modern semi-detached house, with views over the Teifi Valley at the front, and farmland at the back. Simply but stylishly furnished, with three bedrooms, living room, kitchen/dining room, boot/utility room, downstairs study room and garden, you will find all of your home comforts to hand. You can leave the car at home while you walk into Newcastle Emlyn for groceries, coffee, a visit to the pub or for a takeaway, or just a stroll around the castle grounds enjoying the River Teifi as it meanders its way to the sea.

We are passionate about sustainability and keeping things local, so you'll find all of our cleaning products are from the Welsh company Splosh, cutting back on plastic waste with the use of their reusable bottles and concentrated environmentally friendly products. Much of the furniture is repurposed and sourced locally, as are the components of your welcome pack.

Bedroom 1 has a king-sized bed, bedside tables and a chest of drawers for storage. Bedroom 2 has two single beds which may joined to form a super king-sized bed if required [beds will be arranged for you prior to arrival] and a chest of drawers. Bedroom 3 has a single bed (this is the smallest bedroom). On the landing there is a large cupboard which is used as a communal wardrobe and extra storage for all three bedrooms. Although there is sleeping for 5, a maximum of four adults is recommended to give everyone enough space when relaxing and eating. Accommodation for 5 is most suitable for parties with children, i.e. parent(s) and up to three children.

If you have an infant, we can supply a safety gate if requested for the bottom of the stairs. Please bring your own travel cot and bedding or contact us to discuss any other requirements. A high chair is available. Please note that there is a small wildlife pond in the garden which is shallow, but unfenced.

The dining area has a circular table with 5 chairs (rehomed from a local restaurant!) and leads onto the garden. The garden is at the moment a 'work in progress', with planting to encourage bees, birds and butterflies, and has a very small established wildlife pond. The garden is intended to be low maintenance to reduce water usage and therefore increase sustainability of the house. A lockable shed provides safe storage for your bikes and SUP boards; kayaks or larger boards may be stored in the garden and rinsed off using the outside tap.

The boot/utility room is great for homecoming sandy feet and muddy paws, with hooks for coats and a washing machine if required. A washing line in the garden is provided to dry beach towels and bathers.

The office room has a large desk for your use if you need to work from home during your stay. The room is away from the main bustle of the house to enable you to concentrate on your work.

The kitchen has an oven and hob, fridge/freezer, dishwasher, kettle and toaster. Plates, mugs, glasses, cutlery etc are all supplied. Tesco, Morrisons and Asda will delivery groceries if required.

The living room has 2 sofas and a smart TV. Board games and playing cards are on hand for family fun too!

There is a bathroom upstairs (shower over bath - not a separate walk-in shower) and an extra WC downstairs. Please note the shower is accessed by stepping into the bath so may not be convenient for less able guests.

Newcastle Emlyn is a small vibrant rural market town in the scenic Teifi Valley, less than 9 miles from the family friendly sandy beaches of Aberporth, Tresaith and the huge expanse of sand at Penbryn beach, owned by the National Trust. Surfers' favourite Llangrannog beach, with the iconic Carreg Bica rock, is just 12 miles away. Or try New Quay, famous for being the best place to see the resident pods of dolphins and harbour porpoises from the beach or on guided boat tours, just 15 miles away.

You'll be spoilt for choice of beaches to visit with Tresaith, Aberporth, Penbryn, Llangrannog, Mwnt, Poppit Sands, Cwmtydu, Newport (Pembrokeshire) and the famous Blue Lagoon at Abereddi all within easy reach. Lots of local companies offer activities such as Coasteering, Kayaking, Stand Up Paddleboarding and Canoeing - perfect for water lovers of all ages. There is an ever-increasing population of sea swimmers in our area, so you'll usually find someone to swim with wherever you go.

Newcastle Emlyn has a number of independent shops, coffee shops, takeaways and pubs, all of which are within walking distance of the house. The ruins of the castle which gives the town its name can be found with its peaceful riverside trail. There is a playing field in the town with a childrens' playground too, so a walk into town will suit all the family, including the dog! There is a medium-sized Coop which is open 7 days a week and is suitable for most basic shopping. There are also health food and organic outlets, and a small business which makes delicious baguettes to order. Perfect for picnics!

The River Teifi which passes through the town marks the border between the coastal counties of Carmarthenshire and Ceredigion. Just a few miles down the road you'll find the Pembrokeshire border too so you'll be perfectly situated to visit all of the stunning beaches and sights of all three counties.

Nearby Cardigan has an independent cinema/theatre, showing films and live shows all through the year. Cardigan also has an impressive collection of food outlets, including Mexican street food, artisan pizzas and bakery products.

The house is situated at the end of a quiet residential cul-de-sac, with views over the Teifi Valley at the front, and over farmland at the back.
