The Apartment at Netherby Hoose is a self contained annexe with its own front door. It is attached to the main house which is a substantial detached villa set in its own 1/4 acre garden. The apartment is available for single people, couples or a maximum of three guests with one sleeping on the sofa in the lounge. There is also space for guests' own travel cot to be erected in the bedroom to accommodate a young child.

The apartment at Netherby Hoose is a peaceful haven on the edge of the village and yet is within easy access of both road and rail routes.
It benefits from double glazed windows all round offering excellent thermal and sound insulation. All the windows are fitted with slatted wooden blinds which are adjustable for privacy. The apartment is also centrally heated via fixed wall radiators plus a living flame gas fire. It's therefore warm in colder months and relatively cool in the summer.
Accommodation comprises:
A lounge with sofa and chairs; dining table and chairs; 42" TV with full Sky HD package and 3.1 sound system; Amazon Echo Dot (Alexa...?) and Chromecast; occasional furniture and living flame gas fireplace. There is permanent Wi-fi with a low power output transmitter in the lounge which deliberately does not reach the bedroom. This is to ensure a good night’s rest for guests. It can also be disabled in the lounge for any guests who have a high degree of EMF sensitivity. An Ethernet cable connection can also be made available. Internet download speed is typically 45 Mbps and upload 6 Mbps. A child's high-chair is also available on request.
A fully fitted kitchen with: electric, halogen hob and electric oven and grill; fridge-freezer; microwave; washer-drier; electric kettle; toaster; pots and pans; cooking utensils; crockery; glasses and cutlery.
Bathroom with; thermostatic shower over bath; toilet and wash hand basin.
Bedroom with; double bed; wardrobe; chest of drawers and bedside cabinet.
In addition, the lounge sofa can accommodate an additional adult or child.
There is also a large loft space in which guests can store their luggage.
If your party is larger than three people and you require additional bedrooms, we can, at times, make available additional rooms in the main house and / or the log cabin with attached shower and toilet, in the garden. Please contact us to discuss this option before booking.

Ladybank, Bretland

Ladybank is a traditional Scottish village. By and large, local people are friendly and helpful. We're situated in a very quiet neighbourhood with nice neighbours. There are local woods which offer walks. There is also a local golf club nearby. Local shops include two convenience stores, a good quality butcher and a pharmacy. There is also a garage which undertakes car repairs and MOT's and a large and very helpful tyre fitting centre. In addition, there are two hairdressers, a Chiropractic practice, a Chinese food takeaway and a pub.

Kirkcaldy, Glenrothes, Cupar, St Andrews, famous as the home of golf, Dundee, Perth and the picturesque NE Fife fishing villages are all within easy driving distance. Knockhill the home of Scottish motorsport is 28 miles and about 40 mins away.

There is a wide choice of local restaurants in Cupar, Glenrothes, Kirkcaldy and St Andrews and the famous Peat Inn, Michelin Starred restaurant is about 20 mins drive away. There is an Asda superstore and Aldi and Lidl stores, as well as a shopping mall and a fast food outlet in Glenrothes which is 20 minutes away. Cupar which is again 20 minutes away has a Tesco supermarket, Aldi, Lidl and fast food outlets.

Although we don't offer meals, in the summer months guests are welcome to join us to dine at the table on the deck attached to the main house. My wife and I like to think we're friendly, approachable and helpful. We're happy to offer advice on any aspect of staying with us, local facilities and attractions and those further afield in Scotland. However, if guests wish to keep themselves to themselves, that's equally fine.
