The Gallery is a delightful rural hideaway sleeping 4 guests in 2 double bedrooms, with an ensuite shower room and family bathroom. Central to this late 1800’s stone barn is a fabulous living-dining room with a double-height ceiling reaching up to the exposed beams. Easy access to Burford, Blenheim and Oxford, this spacious holiday cottage has a wraparound courtyard with uninterrupted views and just the sound of bleating sheep and birdsong in the background.

Please note that additional guests above the maximum capacity are not permitted to stay overnight.

* Up to 2 well-behaved dogs are welcome at the cottage at an additional cost per dog. Please let us know if you will be bringing a dog(s) and we will then revise your booking confirmation. The pet fee is NOT included in your booking fee. A request for an additional fee per pet will be sent to you after you have placed your booking. As you approach King John’s Barn across the rolling Cotswold countryside, it suddenly appears at the end of a track, off a quiet country lane, rising slightly above the surrounding fields. The Gallery forms the left-hand end of the Barn and is easily recognisable by its tall windows.

The Gallery is a super-spacious, light and airy holiday cottage. It has a fully equipped kitchen that leads through to an open-plan living-dining room, with a hugely impressive view through the floor-to-ceiling window to the immediate and distant fields and countryside. Just off the dining area and down two steps is an en-suite bedroom, while upstairs is the second bedroom with a super-king size bed (can be twin on request) and family bathroom. A delightful gallery landing runs across the width of the barn providing a magnificent view out to the fields and the living room below. Everything guests need for a comfortable, country retreat has been provided, from the maps to the games and the local pub recommendations to the dog welcome pack, complete with bowl, treats and a ball.

Outside, the barn has a gravel courtyard garden that extends from the front all the way round the side to the back door into the kitchen. Enjoy drinks and meals al fresco at the large oval dining table, surrounded by sheep pasture, with an uninterrupted view to the Oxfordshire Cotswolds beyond.

The Gallery is attached to Oak Tree Cottage, together forming King John’s Barn, which can be booked together or separately.

Full Property Description

Ground Floor
Guests enter through The Gallery’s rear door directly into a fully equipped country-style kitchen, with a lovely view to the fields behind the cottage. The kitchen has a cooking/preparation area, with electric oven and hob, sink and work tops, and a utility area, with a fridge-freezer, microwave, washer-dryer, ironing facilities, hooks for coats and a shoe rack.

Dining-Living Room:
Step through the latched door from the kitchen into The Gallery’s centrepiece - the enchanting, open-plan living-dining room, with its double-height ceiling, exposed beams and amazing view through the floor-to-ceiling windows out across the Cotswold countryside. Look up and you’ll see a gallery landing with a desk - an inspiring place to work or plan your activities for the days ahead.

The dining area is furnished with a long, wooden table to comfortably seat four guests. Behind the table is a handy bureau with local information, tableware and local information.

The living area is furnished with two comfy sofas, a rocking chair, occasional tables and a TV - the perfect spot to relax in front of a film or unwind with a book.

Bedroom One:
A half-height wall behind the bureau in the dining area conceals two stairs. Head down the stairs and through a door into the ensuite ground-floor bedroom, which is furnished with a standard double bed, on an ornate bedstead, with a small chest of drawers to either side, reading lights and USB charger sockets and a wardrobe. There is a wide windowsill, with a make-up mirror - and a view over the courtyard to the fields beyond.

Ensuite Shower Room:
The shower room features a cubicle shower with overhead and handheld shower heads, wash basin with vanity unit and mirror above, W.C. and heated towel rail.

First Floor

Bedroom Two:
This delightful bedroom has a wonderful view over the fields from a low wooden window seat - complete with a sheepskin rug and cushion so that you can get comfy while enjoying the rural scene below. The double-height ceiling with exposed beams and an original tiny, triangle window are reminders of the barn’s great age. The bedroom is furnished with a super-king size bed (can be twin on request), a wardrobe, a bedside chest of drawers and chair, reading lights and USB charger sockets.

Family Bathroom:
Directly beside the bedroom is the family bathroom, with a full-size bath tub and shower screen with shower, wash basin with a wall mirror, shaving/make-up mirror and shaver point, heated towel rail and W.C.

Gallery Landing:
Head up two stairs from the bathroom to the gallery landing, an impressive area that sits up close to the cottage’s exposed beams and wooden A-frame that provides a great view out to the field beyond and down to the living-dining room. The landing has a work area with a desk, lamp and power sockets, a storage basket and a bookcase stacked full of novels and children’s books.


The Gallery has a wrap-around, gravel courtyard, with a large outdoor dining table, eight chairs and a parasol. The dining area is located near the kitchen back door, making al fresco entertaining easy and convenient. There is parking for four cars on the courtyard to the side and front of the cottage. A farm fence separates the courtyard from the surrounding fields, providing unobstructed views across this rural idle.

Leafield, England, Bretland

The Gallery is in a rural setting surrounded by pasture, with sheep and cows often resident in the adjoining fields. The village of Leafield is a mile away and can be reached on foot, there you will find a village pub and local shop. The popular Cotswold town of Burford is less than a 15-minute drive where there’s a lovely high street filled with shops and places to eat, as well as the famous Burford Garden Centre. There is a wide range of attractions nearby including Woodstock, Blenheim Palace, and the Cotswold Wildlife Park. 

Supermarkets and Shopping:

• Leafield has a small village shop where you can get newspapers, bread and milk most days.

• St Michaels Store in Shipton-under-Wychwood (3 miles) is a well-stocked general store with a deli, newsagent, Post Office and off-license.

• Milton-under-Wychwood (3.5 miles) and Charlbury (5 miles) both have a well-stocked Co-operative Food Store, open most days until 10.00pm.

• Local foods and beer: Chadlington village is home to a butchers and a fine food grocers:

o Slatters Butchers: They will take phone orders if you tell them you are coming to stay at The Gallery or visit from 8.30am-5.00 pm Monday to Saturday.
o Chadlington Quality Foods (CQF) is next door to the Butchers and stocks a good selection of top-quality cheeses, fresh vegetables and other surprises!

• Jeremy Clarkson’s Diddly Squat Farm Shop (6.5 miles): open every Thursday to Sunday and Bank Holidays (9.30am-4.30pm)

For a larger shop, head to Witney (6.6 miles) where there is a Waitrose, Sainsbury’s and a Marks & Spencer Food Hall.

Eating Out:
Although there are many in the area, Burford alone giving a huge choice, these are some of the owner’s local suggestions that you may wish to try. (Covid may have affected what is on offer but do pass on any comments good or bad as some of them also change hands without the owner knowing!)

The Fox in Leafield (2-min drive or good walk): Joe and Mo are very welcoming, a traditional local English pub with hearty meals freshly prepared available between 12pm and 3pm and 6pm and 8.30pm Wednesday to Saturday, closed on Mondays. Great Sunday Roasts served between 12pm and 4.30 pm. Dogs are welcome, Sky and BT sports.

The Hare, Milton-under-Wychwood: Recommended with excellent food and service including seafood specials and good bar snacks, needs booking as always busy especially at the weekends. 10-minute drive).

The Swan at Swinbrook: Excellent food and service, just along the river from The Maytime (5-10-minute drive). Lovely riverside pub that needs booking.

The Maytime at Asthall: down to Fordwells, then Asthall Leigh and Asthall (5-10-minute drive). Specialist gin menu, often summer entertainment, good food and service with lovely garden and great walks by the river.

The Plough Inn at Finstock: out of Leafield to Finstock (5-10-minute drive).
A very popular local village pub with various specials on different nights. Should probably book if a large group or at the weekend.

The King’s Head at Bledington: (same owners as The Swan at Swinbrook) towards Stow-on-Wold (15-minute drive). Lovely village setting and food always good, booking strongly advised at the weekends.

The Killingworth Castle, Wootton by Woodstock: Perfect for on the way home from Blenheim Palace or Oxford, excellent food and service, best to book.

The Gallery is surrounded by open countryside with walks in every direction. Head to the Cotswold AONB website’s Self-Guided Walks section for some inspiration. Guests will also find a framed OS walking map on the wall in the dining area which can be used to plan an outing.

Places to Visit:
• Blenheim Palace and Woodstock (12 miles) – magnificent country estate and parklands, home to the Duke of Marlborough and birthplace of Sir Winston Churchill.
• Cotswold Wildlife Park and Gardens (8 miles) – set in over 160 acres of parkland and home to more than 260 different animal species.
• Crocodiles of the World (7.5 miles) – The only crocodile zoo in the UK dedicated to the conservation of crocodiles.
• Burford (5.5 miles) – a pretty Cotswold town, with a traditional high street lined with ancient buildings and houses.
• Bourton-on-the-Water (12.3 miles) – a much-photographed Cotswold village, recognisable for the gently flowing waters of the River Windrush that meanders through its centre and myriad attractions.
• Daylesford Organic Farm (9 miles) – a destination in its own right with a much-lauded farm shop, dining options, retail space and day spa.
