"The Farmhouse on the River" is a beautiful Grade II farmhouse with a modern, fun and relaxed interior. Perfect for family/group getaway/celebration in all seasons - roaring fires in winter and a large, beautiful garden for the summer! Located on the banks of the River Stour with a great pub close by and near historic Wimborne. 20 mins - beaches, 15 mins - New Forest. Stunning garden - BBQ, outside bar/games area, climbing frame, trampoline and seating to enjoy the gorgeous countryside views.

The house has been extensively and stylishly renovated in recent years so has all of the charm of a period property combined with the most up-to-date technology throughout. The farmhouse is perfect for a family or group getaway/ holiday or celebration, pre-marriage celebrations and business groups for team building activities and meetings. I do not host weddings at the property.

'The Farmhouse on the River' is a fantastic choice for those visiting Dorset from the UK or abroad (15 minutes from Bournemouth International airport) who wish to explore the beautiful Dorset countryside and coastline, including the charming New Forest and famous Jurassic coast. The property is only 15 minutes to the New Forest and 20 minutes to beautiful Poole Harbour and Bournemouth beach, which is the only UK beach to be awarded one of the "World's Best" by travellers on Trip Advisor. The property is also close to Jurassic highlights such as Lulworth cove, Chapman's Pool and Kimmeridge.

The farmhouse is such a relaxing place to stay with beautiful, uninterrupted views over the River Stour the countryside beyond. Many guests do not leave the house and grounds for the duration of their stay as it is so beautiful and well equipped for all ages!

The property is a Grade II listed Farmhouse mostly built in 1710 with additions in the 19th century. It has a very modern interior which contrasts with the age of the building. The house has mainly stone/wood floors with underfloor heating throughout the ground floor as well as fireplace/log burners in three rooms.

It is a very private property but it is not remote and isolated, having the pub two minutes walk from the house.

There are wonderful walks/mountain biking opportunities close by.
The Castleman Trailway, which is one of Dorset's gentlest way-marked, walking, cycling and horse riding routes is right next to the house. This 16.5 mile trailway follows much of the old Southampton to Dorchester railway line. The trailway takes you through some of East Dorset's stunning landscape whilst also connecting a string of settlements between Ringwood and Poole. There are also woods nearby which are fantastic for walking, mountain biking or den building!

GROUNDS - The large garden is 1.2 acres. It is divided into several different areas offering arms to explore, relax or have fun (for adults and children!).

Directly outside the back of the house there is a very comfortable sofa seating area and also a dining table. There is a gas BBQ for outside cooking. The Linn music system extends into the garden allowing you to listen to music whilst eating or relaxing outside.
To the side of the property there is a "quiet garden" which has seating with views over the countryside - a good place to relax and read a book! The children are well accommodated with a huge climbing frame and tent, swing and Spring free trampoline. They will be occupied for hours!
The newest addition to the garden is the outside bar and games area with Smeg fridge, table tennis table, table football and darts. This area is beautifully designed and has seating/dining area looking over the tranquil river. The garden slopes down to the River Stour where fishing is permitted. The garden is well-fenced in with lockable gates meaning that the river can only be accessed with adult permission and supervision. There are otters, swans, kingfishers amongst other wildlife living in the river. The river bank is also a great site for coarse fishing.

SPA Another fantastic feature is the "spa area" with William Holland bath (with bubbles), outside shower and steam room. The stereo system also extends to this outside area meaning you can relax in the spa bath whilst drinking bubbles and listening to some fantastic music!

PARKING There is parking for at least 8 cars at the front of the property.


ACCOMMODATION The accommodation stretches over three floors and two separate properties that are within 5 seconds walk from each other.

MAIN HOUSE The main house is beautifully designed. On the two top floors there are five bedrooms (Bedrooms 1 - 5 on the plan) and four bathrooms (3 ensuite). One of the bedrooms doubles up as a playroom. There are so many children's books, games, toys and creative activities in here including a massive dressing up cupboard which has proved very popular with children and adults alike! There are options for additional beds in most of the rooms. Before your stay you will receive an email requesting your sleeping plan so the property can be set up specifically to your group's requirements.

On the ground floor there is a large living room with pull down cinema screen. The screen is linked to freeview, Apple TV, Netflix and a Wii games console. The living room has an amazing open fire and a gorgeous huge sofa. The wooden cupboards house a huge selection of adult and children board games, jigsaws, marble run and also loads of furry blankets for snugging under! The decadent dining room as a large table which can be extended to fit up to 22. For Sherlock Holmes fans may recognise the wallpaper as it has its own fan club apparently! The modern kitchen is very well equipped with fridge, electric AGA, fan assisted oven, steam oven, microwave, Nespresso coffee maker, toaster, Quooker hot tap and two dishwashers. It has all the utensils you could possibly wish for and crockery and cutlery for over 30 people. There is also seating for 5 at the kitchen table. There are two downstairs toilets. Towards the back of the property is the boot room, utility room with large fridge/freezer washing machine and dryer and the quiet back sitting room. The back sitting room can be set up as a bedroom if needed - please enquire regarding this. The whole downstairs has underfloor heating.

STABLE BLOCK The Stable block has two bedrooms (Bedroom 6 and 7 on the plan).

Bedroom 7 - two single beds or one double bed.
There is a spacious bathroom which is shared by these bedrooms. The living room has gorgeous views over the river. It has comfortable seating and a fridge and coffee making facilities. This room can also be used as a bedroom as it has a sofa bed. This is listed as Bedroom 8. The stable block is a 5 second walk to the main house.

INFANTS There are two travel cots/high chairs at the property, with the possibility of more being provided if needed. Most of the rooms are large enough to accommodate travel cots.

WHEELCHAIR ACCESS The downstairs of the property is accessible for wheelchairs. The Stable block bathroom and downstairs room are ideal for use by someone using a wheelchair or not wishing to use the stairs. There are ramps at the property that can be used to make wheel chair access very easy to the main house / stable block.

PRIVATE CATERING If you wish to have a night off cooking and would like a private chef then this can be arranged - please enquire regarding this.

OTHER ACTIVITIES For hosting groups I am happy to help with booking/ organising activities at the house. I have a list of nominated suppliers who can run activities at the house. - A "spa and beauty" day can be organised at the house with massage therapists, beauty therapists and hairdressers. - Garden archery/ Pilates / yoga instruction - Live art classes - Cocktail classes I am also happy to help organise / book activities off site, for example - - Water sports activities - Golf days/lessons - Clay pigeon shooting - Taxi/coach bookings - Bicycle hire There is so much to do in the house and in the local area! EVERYBODY loves it here!

DOGS - dogs are allowed at the property. There is an additional charge of £50. Please enquire regarding this.

GUESTS +16 - there is a charge of £30 pp over 16 guests for additional laundry costs.

There is a pub across the road Wimborne Minster - historic market town and lovely community with great places to eat / places to visit Kingston Lacey estate River Stour Moors Valley Country Park Castleman Trailway - walking and cycling Fabulous country pubs New Forest The Jurassic coast line and beaches of Bournemouth and Poole Corfe Castle/Swanage and steam railway Large shopping centres - Bournemouth and Poole / Southampton There is so much to do I could go on forever - OR you may decide to just stay in the house and garden because it is so lovely!
