We are extremely concerned about the current Covid19 pandemic and want to ensure that we are taking every pre-caution to keep our house clean and germ free. We also hope you take pre-cautions and wipe down surfaces, faucets, light switches, and any other highly frequented areas daily. We also absolutely do not allow guests outside of who will be staying at the house. We hope you understand and comply. We also trust our guests will wear masks while out grocery shopping and also hope maintaining 6 or more feet away from people will also be implemented.
So many people describe our house as: cosy, charming, happy, a feeling of contentedness, security, familiarity, comfort, reassurance, kinship, and simplicity, in other words, Hygge, the Scandinavian word for all of these feelings. It's not just one word. It's a feeling... and our house is exactly Hygge.
Nice long driveway gives extra privacy to this former "Country Living" magazine, joyous and cosy farmhouse. 3.5 acres of half wooded land surrounds the house and large expansive lawn to enjoy, lounge and catch some sun, bbq and eat at the handmade picnic table, sit around the fire-pit and reminisce and build memories and star gaze in the hot tub with family and friends. Step away from the fast paced life we lead and envelope yourself in this charming, nifty, eclectic, rustic house.
Surrounded by maple trees, giving ample shade in the summer and the colors are gorgeous in the fall! The house being right in the middle of the property gives one a sense of being secluded, yet in 2 minutes driving will get you to Peck’s grocery store, a bakery, wine and liquor shop, Samba cafe and gift shop, post office, antique and thrift shops in the quaint village of Jeffersonville.
Let the stream below the property lull you to sleep and birds chirping wake you up. Access to the stream is outside the back porch and down the path near the roped off area (new bushes growing). Take your morning coffee down and sit on the chair and bench provided. A 2 minute walk upstream you'l find a small but ample enough watering hole. No jumping, please. Not deep enough.
Entrance into the house is from the "mudroom," It's a sun drenched room surrounded by French glass doors. Find a place to hang your coat and take your shoes off.
Open space in living room/dining room gives an airiness to the space downstairs. Lots of light in the afternoon as these rooms face the west.
Cozy bedrooms upstairs equipped with space heaters and fans. 2 Full beds in two bedrooms, one twin in the bedroom at the top of the staircase with a floor to ceiling bookshelf with books for the young and old, and one twin loft with a full bed below.

Flannel sheets and down duvets (and down alternative) in the colder season and luxurious linen and also cotton sheets and coverlets for the warmer ones.
PLEASE PACK LAYERS TO WEAR. This is a traditional farm house in the upstairs and it can get chilly in the fall. and winter. Definitely not an overheated NYC apartment. Fresh and brisk, not stuffy and hot.
The kitchen has the most magnificent 1959 Chambers stove and works like a dream. Our fully stocked kitchen is the most popular room in the house. Plenty of pots, pans, spices, bread making machine, cake and pie baking ware. Microwave, coffee machine and French press, & blender also available. Maybe it's the cheeriness combined with the warmth, but it just attracts people to hang out there.
The dayroom or napping room/extra bedroom is ideal for reading or slipping away to look out into the woods. The dappled light is magnificent. Toys are in there for kids to enjoy during their stay.
The porch is also really nice for hanging out, waking up and having coffee, breakfast, reading the news (or not), watching the rain come down in a summer storm, or gazing at the changing fall colors on the trees.
The Living room and dining room ( dining table seats 6-8 if you can squeeze) is an open air style room. The living room has a tv, Roku, and dvd player. DVD library is also available.

NEW PELLET STOVE for extra warmth and ambiance in the fall, winter, and early spring seasons. - Eco friendly and easy to use. The ash pan does need cleaning out every few hours and we provide a bin next to the stove for you to throw the ashes out. You may also need to vacuum the ashes around the ash pan . There’s a Shop-Vac next to the stove. ONLY
PELLETS GO IN THE PELLET STOVE! Pellets are on the front porch and also in the big cauldron next to the stove. Pellets provided from September 1st-May 31st.
NEW HOT TUB- Seats 4-5 people. ABSOLUTELY NO PERFUMES, LOTIONS, CREAMS, AND A SHOWER IS MANDATORY BEFORE GETTING IN. $500.00 fine for not complying to the rules if we have to drain and refill.
No glass near the hot tub. Please use plastic glasses that are in the kitchen cabinets.
Please test the water frequently to make sure the chemicals are balanced and add any that are needed. The test strips and chemicals are in the mudroom closet on the floor.
Nap in our lovely hammock, bbq in the garden (PLEASE NOTE: WE DO NOT PROVIDE CHARCOAL NOR LIGHTER FLUID. PECK'S GROCERY STORE SELLS ALL YOU NEED FOR A SCRUMPTIOUS BBQ),
The downstairs bathroom has a brand new shower.
Unpack your provisions in the large cupboards in the pantry and feel free to use the spices available. There are more spices in the red cupboard in the kitchen above the butcher block.
Upstairs is where the full bathroom is with a big, long bathtub where you have room to stretch out. So private that you can lift the blinds and gaze out into the woods. A large size bathroom and a large tub and shower with beautiful wainscoting around the tub and wall. Heater in the bathroom gets the room nice and toasty in the event there's a chill in the air. Turn the heater on 15 minutes before bathing. Please make sure to turn off before you leave the room.
The first bedroom at the top of the stairs is what we call "The Library." Plenty of books for you to read while you stay and also for your children to enjoy.
A twin bed on a beautiful, simple antique iron frame awaits. The window next to the bed looks out onto the woods.
The bedroom in the back has a gorgeous antique solid iron with a brass spindled bed frame. The room next to this one has an adorable home made twin loft bed with a full mattress underneath on a frame. Sleeps 3.
And down the hall is the final bedroom, light and airy that looks out onto the yard, flower garden, fruit trees in the back with the fir trees I planted quite a few years ago.
Please note this is an old farmhouse and you can’t run a lot of appliances at once or a fuse will blow. This happened once so I must state the obvious.
Please use the salt on the front porch when it has snowed or icy.

Farmers markets, antiquing, and amazing new restaurants popping up left and right.
The Cochection Fire Station, a beautifully renovated restaurant right up from the River in Cochecton. Fly fishing in Roscoe or Beaverkill. Dine in the trendy village of Livingston Manor not far from Beaverkill or Roscoe. Brunch in Narrowsburg, a 30 minute drive, happy hour and dinner at The Laundrette, or The Heron, and peruse in the chic shops. Callicoon is a joy and has a lot of options like a brewery, Italian restaurant, a tapas cafe, wine store, antique store and more.
Check out a movie at the beautiful Callicoon movie theater- please note that due to the restrictions placed some of these activities would be not available-a beautifully restored movie house from the olden, golden days or catch a concert at Bethel Woods, a 12 minute drive away,. You may walk to the quaint town of Jeffersonville, where you may browse the shops, bakery that has delish baked goods and a big space to get comfortable in, eat at a lovely Brazilian restaurant, Samba, Tavern on Main, Michaelangelo's pizzeria (although we prefer Sal's pizza further outside of town on Rt 52- maybe not the decor but the pizza is pretty darn good- Peck’s grocery store, wine and liquor store, post office, and library.
15 minutes drive will get you to the super cute village of Callicoon, a very hip town, offers delish restaurants, antique stores, a Tapas bar, beautiful home goods store, and a farmer's market on Sundays where you may buy fresh, local fruits and vegetables. There are also yoga classes and an exceptional Gong Meditation class lead by Marc Switko. More details in the guidebook once you book. We are also close to Crystal lake, a perfect spot for a hike and a swim around the lake.
Or stay at the house, whip up a pie, cook with our great pots and pans, play ball on the playing field. Or, just lounge around and watch the birds, butterflies, and leaves change into their glorious golds and reds and explore the wooded area.
