Five miles South of the cathedral City of Chichester and situated in the quiet, rural West Sussex village of Highleigh, Clanford House B&B offers independent accommodation for up to 4 adults. Two beautifully furnished, comfortable double bedrooms; breakfast room/kitchenette; private courtyard. Off-road parking. Within easy reach of Goodwood; Pagham and Medmerry Nature Reserves; Chichester Harbour Area of Outstanding Natural Beauty and the sandy beaches of East Head and the Witterings.

Surrounded by mature gardens of some 1.5 acres with views over adjoining open farmland, Clanford House B&B is part of a substantial family house built to specially designed specifications in the mid 1980’s.
The self-contained accommodation consists of a private front door leading to a hallway and staircase to the first floor landing; off which there is one double bedroom with adjacent bathroom/shower and one double bedroom with en-suite shower; both bedrooms have king-size beds, towels, bed linen and TV.
A continental breakfast will be served in a separate, light and airy ground floor breakfast room/kitchenette to the side of the property. This space, which opens onto a sunny, private courtyard garden, is solely for our guests to use for their meals or to relax outside with a glass of wine. Tables and seating for four are provided; along with a sink, microwave, toaster, kettle, crockery and cutlery should guests want to prepare their own small informal snack or meal.
Ample off-road parking is available, with space for a boat/trailer by prior arrangement. There is also plenty of space to store bicycles, sailboards/paddleboards, etc.

Clanford House B&B, in the quiet hamlet of Highleigh, lies some 5 miles to the south of the cathedral City of Chichester, surrounded by open farmland on the coastal plain adjoining Chichester Harbour and 6 miles from the sandy beaches of the Natural Trust reserve at East Head. The area provides for a wide range of recreational activities, with the waters of the Solent being particularly popular with sailors and kitesurfers, and Chichester and Goodwood centres for culture and nationally recognised sporting events.
Locally, a village store and garage can be found in the neighbouring village of Birdham with further local shops including banking services, butchers, bakers, greengrocers and fishmongers in the coastal villages of Selsey, East and West Wittering.
There are numerous Pubs, Restaurants and Cafes serving both British and international cuisine using local ingredients including Selsey Crab, Chichester Harbour Beef, freshly caught fish, Sussex cheeses, and wines from the nearby Tinwood Estates Vineyard.

Amongst the many other attractions local to Clanford House B&B are:

Chichester Harbour was designated as an Area of Outstanding Natural Beauty (AONB) in 1964, and is noted for its tidal flats and saltings of ecological value. There are a number of scenic local villages including Itchenor, (famed for its yachting facilities, world renowned sailing club and home of the Chichester Harbour Conservancy) and Bosham. Inhabited by the Romans, Bosham was the sixth most important town in Sussex in the 8th century. Legend has it that the Danish King Canute sat on a chair surrounded by his courtiers and commanded the waves to go back - they did not, an exercise which showed that even the great Canute was mortal; he got his feet wet! King Canute's eight year old daughter was drowned in the Brook Stream and is buried in Bosham Church in a Saxon coffin at the foot of the chancel steps. It was also from Bosham that Harold II set forth in 1064 to negotiate with William of Normandy, a voyage that led to William the Conqueror's return in 1066; Bosham features in the Bayeaux Tapestry).

Chichester Harbours is also a site is of international importance for nature conservation and is protected as a Site of Special Scientific Interest (SSSIs). The Harbours itself is a breeding ground for the Common Seal as well as a designated Bass nursery.

The area is popular for sailing, boat trips, bird-watching, day trippers, walkers and cyclists with a number of routes to explore. Enjoying the unspoilt scenic landscape, tranquilly and wildlife around the area, Guests can take Boat Trips to explore the local wildlife, landscape and history. The boats used include the solar powered catamaran, the Solar Heritage and the Terror Sailing Trips that use an oyster boat. Trips are available from Chichester Harbour Conservancy.

Bird Watching is a popular activity in the area, Chichester Harbour is home to some 55,000 birds that are resident or passing through the harbour each year, making it a popular destination for bird watching enthusiasts. Visitors can see various types of waders, swans, gulls, herons, ducks, geese, crow, wren in the area along with Kingfishers and Owls in the winter months.

Nearby Dell Quay and Apuldram offer Guests the opportunity to go fishing and crabbing from the end of the quay, enjoy a drink in the local pub where they can enjoy some of the finest views over the harbour. Other local attractions include the historic St Mary the Virgin church located in Apuldram, the historic church dates back to the 13th century, the Harbour Education Centre is located in Dell Quay, the centre offers education field trips and activities including painting and photography.

The walled, Roman City of Chichester with its stunning Cathedral that was founded in AD1075; Pallant House Gallery, housing one of the best collections of 20th century British art in the world including the works of Lucian Freud, Barbara Hepworth, John Piper, Eduardo Paolozzi and many more greats from the history of modern art; and, Chichester Festival Theatre from which over the past 50 years numerous productions have transferred to the West End or toured nationally and internationally.

Fishbourne Roman Palace is the largest residential Roman building discovered in Britain and has an unusually early date of 75 AD, around thirty years after the Roman conquest of Britain. Much of the palace has been excavated and is preserved, along with an on-site museum. In size, it is approximately equivalent to Nero's Golden House in Rome or to the Villa Romana del Casale near to Piazza Armerina in Sicily, and in plan it closely mirrors the basic organisation of the emperor Domitian's palace, the Domus Flavia, completed in AD 92 upon the Palatine Hill in Rome. Fishbourne is by far the largest known Roman residence north of the Alps. At about 500 feet (150 m) square, it has a larger footprint than Buckingham Palace.

The Weald and Downland Living Museum of rescued rural buildings; set in a beautiful 40-acre site within the South Downs National Park and telling the stories of the people who lived and worked in them over a 1,000-year period ­ from Anglo-Saxon to Edwardian times; and recently in the limelight as the home to the BBC’s “Repair Shop”..

Goodwood House which, each year in late June or early July, hosts the Goodwood Festival of Speed. With its unique hill climb featuring historic racing vehicles this is possibly the world's greatest celebration of motorsport and car culture! Held in the beautiful parkland surrounding Goodwood House, the Festival of Speed is motorsport's ultimate summer garden party, an intoxicating celebration of the world's most glamorous sport. Nowhere else will you get so close to the cars and bikes as they blast up the Hillclimb track; nowhere else will you enjoy such unrestricted access to the machines and the drivers who made them famous.

Goodwood Motor Circuit: Home of the Goodwood Revival, a three day festival held each September recreating the glamour of motor racing as it used to be. The Motor Circuit comes alive for the Revival, both on and off the historic track. The only historic race meeting to be staged entirely in period dress, the Revival sees a return to the halcyon days of Goodwood as the spiritual home of British motor racing. It’s a celebration of bygone days, vintage fashion and wheel-to-wheel racing around this classic circuit, which remains unchanged since its heyday.

Goodwood Racecourse: The Qatar Goodwood Festival, perhaps more fondly known as “Glorious Goodwood” is at the end of July with five thrilling days of racing set against the magnificent backdrop of the rolling Sussex countryside.

Pagham Harbour Nature Reserve is less than a 5minute drive away. A glorious and peaceful RSPB nature reserve it is one of the few undeveloped stretches of the Sussex coast. This sheltered inlet is an internationally important wetland site for wildlife. You can watch black-tailed godwits and little egrets by day and then linger when skies are clear for an amazing sunset.

Hi, I’m Kate. My husband Nick and I have lived in our lovely family home in Highleigh for 6 years, hosted family parties, our daughters’ weddings and made many happy memories. We are now ready for our next venture! In January 2020 we decided to renovate the end wing of our home to share with visitors looking for a family-feel, home from home experience. We have a beautiful garden with chickens, and our three labradors are frequently visited by our four adorable grandchildren. This is the first stage of our B&B experience and we will appreciate any feedback you may give so that we can continue to deliver the best experience for our guests. We are available for weekend getaways, ideally for couples or for families wanting two double bedrooms and bathrooms within one unit. We have lots of children’s toys, high chairs and a cot should you require the use during your stay.
