Windows were installed in November, kitchen being installed in January and 2 new bathrooms. I will have high end appliances and a brand new deck. Finished floors and a new floor in kitchen. Will all be done by Spring. Pictures to follow as work completed. Montauk home close to beach. It is a comfortable place to relax, entertain, eat, and simply enjoy while vacationing in Montauk. I only allow 6-7 people max. No exceptions. My home is a home. All closets and dressers are empty for you.

All guests must bring linens for beds and towels. 2 queen beds, 1 full and 2 twin beds. (Working on getting a linen service)

All garbage from premise and food must be removed from refrigerator. 50 dollar charge for each garbage bag left behind.

Things to know for my Montauk home.
I JUST WANT TO START BY SAYING THAT THIS IS MY HOME NOT ONLY A RENTAL PROPERTY. PLEASE BE RESPECTFUL OF IT AND TREAT IT LIKE YOUR OWN. My home is special. My late husband and I built our home in 1999-it was his dream home. It was his escape from the hustle and bustle of the city and unfortunately he only enjoyed it for two summers. I started renting to help with the upkeep. Montauk has changed so much over the last few years- there are more restaurants, more things to do, and more people. I want everyone to enjoy everything Montauk has to offer just please treat my home with respect. I want to apologize for this introduction. I truly want you to have a great time in my home and relax.

Thank you for your interest in my home and I hope you enjoy it as much as my kids and I do. There are some things I would like for you to know while you are vacationing in my home.


The cushions for the outdoor furniture should not be left out overnight especially if it rains. If you do happen to leave it out and you want to enjoy a nice cup of coffee outside in the morning you won't be able to because the cushions will be soaked in the morning from the misty air. I leave the cushions in a neat pile to the right of the wine rack. Please make sure the cushions are back in home before you depart on your final day. The cushions downstairs can be left in master bedroom. If there is no forecast for rain you can leave those outside.

The umbrella should be closed if not using.That second floor deck gets very windy at times and many of my umbrellas have snapped in half due to the wind. If you go out just make sure it is closed and especially overnight. The wind has cracked my umbrella in the past.
I have an outside shower which should be used if you or kids come home very sandy from beach. Also,before using washing machine (ifyouwashtowels)
please shake sand off towels very well outside before washing. I can’t tell you how many washers and dryers I have gone through-sand is very hard on machines.
The arrangement I have with the cleaning lady is that the cost will remain at 225 dollars as long as there are no dishes in sink, no garbage left behind, no open food in food closet, nothing in fridge, no personal belongings left behind. The garbage can be dumped in the local dump. If you get caught throwing garbage out in town-it is a 1000.00 fine--so I don't recommend doing that. Unfortunately because this was a problem for me in the past summers-any garbage left behind will be a 50 dollar charge per bag.
Also there will be a 50 dollar charge if my cleaning people have to clean the BBQ. Please burn food off and brush your last use. Sorry about this but this has been another problem in the past. Cleaning lady is not responsible for cleaning bbq and if she has to there will be a 50 dollar charge.
PLEASE NO SMOKING in the house. It's just me and my kids and I am not a smoker so I would hate for my home to smell like smoke.
If you have a party outside please don't leave garbage all over my property. Cleaning ladies don't clean outside and another renter may be coming or myself. If you switch all my comforters ( happens all the time) please put them back in the room where they belong. Try to remember where you took a pot, cup, plate, etc and KINDLY put it back in where you found it neatly. I can't begin to tell you how my cabinets have looked after renters. Also, (added July 30, 2014) there will be a 100 dollar charge if furniture in my home is rearranged and my cleaning lady has to put back. She is in her 50's and should not be moving furniture-it is not part of her cleaning responsibility. This has been a problem this summer and as things come up I keep adding it to my information list. Never thought of this one on my own until it became a problem--sorry. There will be renters after you and all I ask is if you kindly be respectful of my property, my neighbors and my outside property. DO NOT throw beer bottles or any garbage in my woods-I spent 2 hours this summer cleaning it out and the cleaning lady will report to me if there is excess garbage in the woods--there will be a $50.00 charge if I have to hire someone to pick up around my property.

Please do NOT use bathroom in basement. The basement is not common space except washer and dryer. No one is allowed to sleep in basement.

Please be considerate if you are sleeping on the top bunk. Visitors have proceeded to put their dirty feet on the ceiling and as a result it looked like someone has been walking on my ceiling. Please do not put feet on ceiling and if there are young children on top kindly let them know that. I painted the kid's ceiling on May 2, 2015 (with bunk bed). My cleaning lady will make sure ceiling above bunk bed does not get dirty little footprints-thank you for understanding.

Also, please close all windows and doors when leaving the home for checkout. This has also been a problem last summer. Sometimes the cleaning lady comes a few days after the departure and if there isn't another renter, leaving a window open is a problem if it rains.
Also, I have neighbors. Be respectful of noise levels at late hours. Make sure music is not playing on outside deck late at night.
