Balgedie House is a large country home in Scotland, with stylish interiors, set in its own private garden, just north of Edinburgh.

For those looking for a last minute base for The Open, this is a great option as it's only 45 mins from St Andrews.

The property has been featured in Scotland on Sunday, The Scottish Field as a luxurious home and was named a 'cool place to stay' by INews. And all our guests have agreed!

Eignin
Balgedie House comfortably sleeps 12 in three double bedrooms and three twin bedrooms. The double bedrooms have luxurious superking beds and duvets and beautiful linens are provided throughout. Additional guest beds and cots are available on request however all must be agreed at the time of booking and are at the owner’s discretion.

There are four bathrooms upstairs as well as a downstairs loo. The Master ensuite has a freestanding roll top bath, large walk in shower and double vanity unit. The other ensuite has a bath with an overhead shower and is nicknamed the “loo with the view”. And adjacent to the other double Bedroom is a large shower room and next to the three twin bedrooms is a generous family bathroom with a bath and walk in shower.

The large kitchen is perfect for entertaining and catering for a full house. There is a five ring gas hob, double wall mounted electric oven, two dishwashers, a large fitted fridge with an additional fridge freezer and chest freezer in the adjoining pantry. There is also a Nespresso coffee machine, large slow cooker, microwave, nutribullet, food blender and sandwich maker.

The kitchen has a large quartz topped kitchen island with three stools and a unique pine dining table that was custom made for the house. It comfortably seats 12 (with an extra leaf avaliable for larger groups of up to 16) and is adjacent to a wonderful log burning stove and large sash windows with splendid views of the Loch.

The sitting room is a beautiful tranquil space with two large comfy sofas, a soft ottoman, antique furniture and a large log burning stove. There are two sash windows, one overlooking the garden and the other looks out to the Loch.

Adjacent to the sitting room is a private study with a large Victorian desk. There’s free wifi throughout the house.

At the back of the house is a large TV and play room with a 50" wall mounted screen, DVD player and Wii. There are also plenty of board games and a collection of toys.

There is a bootroom at the back with ample space for all outdoor gear, coats, golf clubs, pushchairs, dog baskets and the like! There is also a separate laundry with a large washing machine, tumble drier, steam or regular iron and ironing board and plenty of hanging space.

The garden is large with large lawns to play games on, paths to explore and trees to climb. There is also a gate so it can be completely enclosed if required.

Easter Balgedie is a quaint hamlet made up of just a few houses and a couple of farms. There are little lanes to stroll along out the back gate and a farm track that leads up to Bishops Hill, part of the Lomond Hills National Park, at the back and another that takes you down to Loch Leven at the front.

Only half a mile down the road is Kinnesswood where you’ll find a friendly village shop to pick up your paper and daily basics, and a local garage that still fills up your tank for you.

Kinnesswood is a picturesque, historic village that has won the Keep Scotland Beautiful Award many times over. There are some lovely old cottages and the Michael Bruce (the Gentle Poet of Loch Leven) cottage museum. It is also the start of the Michael Bruce Way, a fabulous scenic walk. There is a ceramic workshop where you can pick up some tasteful Scottish souvenirs and there is a lovely 9 hole golf course. It’s hilly though so isn’t for the faint hearted, although the views from some of the holes are the best around!

Wester Balgedie is just half a mile from the house and lodge in the other direction. There’s a great local pub, The Balgedie Toll Tavern, where you can get a beer and delicious meal, and slightly further along the road is Loch Levens Larder, a wonderful coffee shop, restaurant, gift shop and deli.

Milnathort is very close and has some general stores and a nice deli and coffee shop and Kinross is only 4 miles away too. It is a small market town with everything you are likely to need during your stay. There’s a good selection of restaurants, supermarkets, a great local butcher and some quant little shops. And many of the major Scottish cities, Edinburgh, Perth, St Andrews, Stirling and Dundee are all within an hour’s drive.

But you don’t need to go far to keep busy! There’s so much to do in the area, whatever your age or interests, whatever the weather! Below is a some of the most popular activities and outings but it’s by no means exhaustive! If you’d like some more information or have a particular interest and hobby, let us know and we can offer guidance on where to go and what to do, to help you make the most of your stay.

Loch Leven Heritage Trail: Loch Leven is not only stunning but it is the largest lowland loch in Scotland. It’s Heritage Trail is a unique pathway linking natural, historic and cultural heritage that goes all the way round the edge of loch. It’s a fantastic place to walk, run or cycle and you can do it all in one day or different sections as you fancy it. Have a look at the trail’s website for top picnic spots, beaches and particular places of interest on the way. My three boys love taking their bikes down to the Loch to explore and go on little picnics!

RSPB Vane Farm is a National Nature Park and of major interest to anyone who loves birdwatching as well as those who’ve never done it before! Autumn and winter are particularly special as it’s when the pink-footed geese arrive but throughout the year there’s always some wonderful wildlife to watch and enjoy!

Castle Island! Loch Leven is not only renowned for it’s beauty but also for it’s famous visitor, Mary Queen of Scots, who was imprisoned on Castle Island in it’s centre in 1567. You can see the island clearly from the House and Lodge and from March to October there is a little ferry that takes visitors from the jetty in Kinross over to the island to explore and look around the castle ruins. It’s a lovely little trip and a great spot to have a picnic! There's also an nice ice cream and coffee shop by the jetty and a lovely souvenir and gift shop too! :)

Falkland Palace and Gardens is another historic landmark that is definitely worth a trip. It was the Stuart monarchs’ country residence for 200 years and reportedly one of Mary Queen of Scots favourite places. Set in the heart of Falkland conservation village, and surrounded by extensive gardens, this partly restored Renaissance palace is the perfect place to while away an afternoon. Falkland is also a stunning village in it's own righ, made famous recently by Outlander as it was the setting for the historic Inverness in the cult TV series. There are lovely walks around the old lanes and roads and lots of lovely gift shops and places to stop for a coffee too!

Golf stays! The House and Lodge are fantastic bases for golf lovers of all levels. As well as playing on many of the local courses which are incredibly beautiful and varied, the famous courses of Gleneagles and the Old Course at St Andrews are within easy reach. But if you come for the golf, the two Kinross golf courses are wonderful places to start. If you'd like any help setting up tee times or more info on any of this, just let me know.

Stirling Castle and The Wallace Monument are not far from us either. The Monument stands tall and proud outside the city of Stirling, overlooking the scene of Scotland’s victory at The Battle of Stirling Bridge. This is a place where history is something you can touch and feel, as you follow the story of Sir William Wallace, patriot, martyr, and Guardian of Scotland. And the Castle has won many awards for being a great day out. My particular favourite is the historic kitchens!

Doune Castle is also close by (about 40 mins) and can be done at the same time as Stirling Castle and the Wallace Monument too. But it's another wonderful village and there's a lovely picnic spot round the side of the castle we can tell you about too! ; ) Doune also has some lovely antique shops, boutique stores and coffee shops which make for a happy day all round!

The Bass Rock is home to an incredible 150,000 gannets at the peak of the season. The gannets spend most of the year on the Bass, until the end of October when they set out on their long journey south, with many going as far as the west coast of Africa. The lower ledges of the Bass are home to shags, guillemots and razorbills, with seals hauling up on the rocks below.

For the more adventurous, gliding is available close by at the renowned Portmoak Gliding Club (or just enjoy watch the gliders from the garden soaring over Bishops Hill!)

Outlander tours! Much of the hit TV series was filmed close by and so if you love the program you can easily immerse yourself in it all for real! There’s the castles Aberdour, Balgonie and Blasckness, and also the villages and towns of Culross, Falkland and Dysart Harbour. Visit them all knowing you’re coming home each night to your own little spot of Scottish history at the house and lodge. We can help you plan the best route to suit your time frame too if you'd like.

And there loads more for the kids too…For anyone who fancies go carting there’s the Scottish Motorsport Centre at Knockhill which has great go-carting days for children (and adults!). Cluny Clays is one of Scotland's top outdoor activity centres boasting golf, clay shooting, archery, air-rifle and segway facilities along with a large outdoor children's play area. Deep Sea World is just 20 mins away under the picturesque Forth Rail Bridge, in North Queensferry and is one of the premier family attractions in Scotland. And the Secret Bunker near St Andrews as well as the Scottish Deer Centre are fabulous for all ages and provide lots of family fun and many happy times and memories!
