This is a low key house and we endeavor to make improvements over time. We aim to provide an affordable option to visit Malibu. If your desire is to be in a fully renovated and updated home, I suggest you look at other Airbnb options.

I will be slowly doing some more upgrades in the upcoming year. (In 2020, I changed out the French doors and put in single pane French doors which provide an even better ocean view which was already spectacular.)

PLEASE NOTE: Property may not be suitable for those with mobility issues. (E.g., my mother who is over 98 cannot navigate the stairs.) Please discuss any concerns with host before booking.

Remember you are in a rural area. There are animals and insects that live close by. Sometimes, a spider may build a web or two on the house and a fly may come in the door as you walk in or if you leave the French doors open. Also, ants tend to visit one of the bathrooms when it is hot weather or there is a lot of rain. We do not use pesticides at our home so please do not freak out if you see an ant or a spider from time to time. We think it is more dangerous to use the pesticides in and around our house which is why we do not use them.

We own the home next door and want you to be relaxed and happy while visiting Villa Seabreeze. We purchased Villa Seabreeze to both preserve our view and to be able to host our family and friends from time to time. Once we learned about Airbnb, we felt it was the perfect fit to enable us the flexibility to share our home with our family and friends when we need it and have new friends stay when we do not. We have met so many wonderful people through Airbnb!

In the house: There is a small master bedroom with a queen size bed and second bedroom with a full size bed. Both beds have high quality mattresses.

If you really need an extra bed (more than the two wonderful ones I have there), you can request that I leave you a aerobed (twin) for one more person to use. My maid charges me $50 to set it up and break it down.

Parties: We have no objection to you having friends over. But, our house is not meant to be occupied by many people and we may charge an extra cleaning fee if you have a party (please observe Airbnb's current rules). Unfortunately, some tenants have not informed us about the accurate person count. Please let us know how many people are staying and do not exceed our limits. If you have extra people sleep over for any reason and we have not agreed, you could be liable to LA county for additional tax or other costs and/or penalties imposed on us (as applicable).

There are 2 bathrooms. The master bathroom has a large shower area which was redone more recently. The other bathroom and sink area in the master are from an older era.

The kitchen is simple. There is a gas oven/stove and a Bosch dishwasher. Dishes, Cuisinart pots and pans, coffee maker, blender, hand mixer, olive oil, vinegar and some other supplies are stocked.

Villa Seabreeze is in the El Nido area of Corral Canyon which 1.6 miles above PCH and Solstice Canyon park. Our neighborhood is very friendly. You should definitely walk through Solstice Canyon Park and consider going to the very top of Corral Canyon, as well. Our house is not far from Malibu Seafood which has the freshest fish in town. You can eat there or purchase fish to grill at the house on the gas BBQ which is outside on the back deck. You will enjoy eating in the house with the french doors open to admire our amazing views of Point Dume and the coastline.

This is a cozy and comfortable low key house with a spectacular view. Please visit us!

Also, the chair in the living room (red one) has been upholstered with new cushions (Knoll Arno Pomegranate fabric). We also added another red cushioned mid-century modern chair to the room.

We have some lovely cream colored drapes adjacent to the french doors. We found with one of our prior guests who traveled with curtains that this really increased energy efficiency - the drapes keep the home cooler when the weather is hot and also keep the home warmer when the weather is cool. I have reed shades on the French doors but I am thinking about replacing them in the future.

If you are making an inquiry about a long term tenancy (i.e., 31 days or more), I am not required to collect the Los Angeles transient occupancy tax. You are welcome to make me an offer for long-term tenancy.

We like to customize our home based on the tenant. So, if you need to move around furniture, that is OK so long as you put it back before you leave.

The gate at the driveway is always open. It was put in by a prior owner but for the past 15 years, it has not been in use. We do not use this gate.

One note that is very important: NO INDOOR FURNITURE OUTSIDE PLEASE. I have had 2 Airbnb guests take indoor furniture outside. I was really shocked about this particularly as it damaged the furniture. Also, do not use my chairs to put wet clothes or dirty things on. This damages the fabric and the wood. Please use coasters for glasses/mugs and do not put directly on wood.

Please remember your hosts care about their homes and want you to have a lovely time - but remember to treat the house and furnishings gently and with respect.

Another thought: Most of my guests are so very clean and neat! I really appreciate you and your respect for my wonderful maid who cleans up after your stay.

BE AWARE: We have a standard enhanced cleaning protocol (COVID specific) following every visit and take pictures of the house before you occupy it. We also clean the walls and baseboards with white vinegar, Clorox bleach or hydrogen peroxide on no less than a quarterly basis because we find that makes a difference in keeping the house really clean.

Our property manager, electrician, plumber, handy man, AC/heating contractor all monitor the house so that things are working. If you find there is a problem, I can address it promptly but sometimes our contractors are not immediately available. They determine the urgency of the problem.

Another note: We have found some guests do not know how to use the stove. So, if you have questions, I can send a video on how to light it. It is automatic when you turn to light but I have found some people do not understand how to do it.

Pets (not regularly hosting pets as of 7/11/2016). We are horribly allergic to cats - no exceptions.)

Our home is located in the unincorporated area of Los Angeles County.

SHORT TERM RENTALS (less than 30 days): Los Angeles County imposes a 12% Transient Occupancy Tax ("TOT") for stays under 31 days. This amount will be added to the basic rental fee if you are a short term guest. If we rent to you for more than 30 days, we do not need to collect the TOT from you. If we do agree to do a short term rental, I will send a request for payment of the taxes at the end of your stay and you can pay through Airbnb. I will in turn pay the TOT to Los Angeles County. Our Los Angeles County Transient Occupancy Registration number is 000573.

REGARDING MY REFUND POLICIES. Although I have chosen the Strict Policy for Rental Terms, please be advised that I will work with you to refund the rental fees to the maximum extent possible so long as I can book another guest. I will always seek to mitigate your and my loss. I think it only fair to work with guests in this manner and I know Airbnb will help us achieve a fair outcome when something unpredictable happens. I would never want to add to the stress.

Here is an example to explain: If you rent from me for a week at $1600 and you need to cancel at any time prior to your stay, I will immediately seek another guest. If another guest books my house for 3 days ($275/night) during that same period and I cannot get another tenant to take the full $1600 week, I would refund you: $1600 (the weekly rate)-$825 (amount for the 3 day rental)=$775 (refund amount).

Please also note Airbnb's Extenuating Circumstances policies:

As stated therein, "Sometimes extenuating circumstances arise that affect travel plans. In extreme cases, Airbnb may override the host's cancellation policy (flexible, moderate, strict) and make refund decisions. Such cases will be contingent on proper documentation, where valid, and include:

Death in the guest's family
Serious illness of the guest or a guest's family member
Natural disaster in the destination country
Political unrest in the destination country
Jury duty or other similar civil obligations"

About Stylish Nob Hill Court: Our family has owned this condo since the 80s. We recently did a complete renovation and the space is warm and inviting - not to mention stylish. This is not a generic place - we used our personal collection of MCM furniture and added many unique touches. Since we love to cook, the kitchen is fully equiped. About Villa Seabreeze: We live next door to this house and purchased it to preserve our view from above. Next thing I knew, I fell in love with fixing up this house. So, now it is very cozy and clean. I work primarily as an attorney in digital technology area in the San Francisco Bay Area and come back home to Malibu on as many weekends as possible. My husband's boutique land use and environmental law firm is in Santa Monica. The fruit of his labor is evident when you drive up our canyon and see all the parkland. If you need help with the Nest 2nd generation thermostat or the TV/Roku, let me know. I can access the Nest remotely to help you. So, please leave it connected to the WiFi. There are many online resources for the Nest. - It is easy to use. Always call me first but in an emergency, Nest has 24/7 support.

Dishwasher is by Bosch. Contrary to Bosch's claims, we find the dishwasher works best if you actually wash your dishes before putting them in to run. Do not leave ANY food/residue on the dishes. Otherwise, you will find the dishes not well cleaned.
