Airbnb is a trust-based social network and we cannot risk our family's livelihood by hosting anyone who may disturb our neighbors or not treat our home with the utmost respect. We will consider everyone but must thoroughly vet and get to know those without any Airbnb track record prior to booking.
* Are hosting loud gatherings or parties. We are in a quiet neighborhood and require every guest to fully respect our next door neighbors with small children.
* Are unnerved by Detroit's poverty & abandonment ~ Our neighborhood's real estate is skyrocketing but some abandoned & burned homes remain to be rehabbed or removed
* Need quick/precise climate control ~ our state of the art radiant heating system warms floors and changes room temperature very slowly, so we provide space heaters & bedroom window AC units. This is different than forced air heating and central AC.

Special COVID-19 note . . .
Entire home rentals like ours offer far better protection than hotels and shared Airbnbs. Our housekeeping company follows strict new sanitizing and sterilizing procedures between each reservation, and staff never enters the home when guests are present. Please book with confidence.
Although big events may be cancelled or postponed, some restaurants with bars are open and Detroit remains resilient.

To ensure a good match between home's rules and your needs, and to avoid any chance of miscommunication, everyone in your group needs to read our entire listing before booking, including 'Interaction with guests' and 'Cancellation' below. We're happy to help with any questions and will do our best to accommodate your specific needs.

DLY is a top 20 longest running Airbnb on Earth and the first in Detroit. It has become our family business, which we cannot jeopardize losing by hosting a group that disturbs our neighbors. We strive to provide excellent hospitality and guest satisfaction, of course, but also in the form of strict rules and procedures that ensure every group we host is a good fit for our home, neighbors, and housekeeping team. Therefore . . .
NEIGHBORS - We absolutely require all our guests to completely respect our home and our next door neighbors with small children. Our neighbors know to call us immediately if there’s any disturbance, and our goal is to never again have to respond to such a call.
AIRBNB 2019 PARTY HOUSE BAN - We cannot accept Reservations with variable or uncertain guest lists
NON-OVERNIGHT VISITORS - ALL guest names, whether or not spending the night, must be submitted at the time of booking or prior to Reservation start, along with cells for any given the entry codes. For 1-night reservations the rate is determined by the total # of people entering the house regardless of how many sleep there. For a gathering on 1 day of a 2+ night reservation there's no charge for a # of non-overnight visitors equal to the number of overnight guests. E.g. 4 overnight guests staying 2 nights could have up to 4 non-overnight visitors for a gathering on one of the days at no charge. Visitors beyond that number add $20 each.
CAMERAS & UNREGISTERED PEOPLE - We use 4 exterior Ring cameras to enhance guest safety and ensure only pre-approved registered guests enter our home. We fully respect guest privacy and will never install interior cameras.
SOUND - We use NoiseAware decibel monitoring service (loudness only, not voice) to ensure neighbors aren't disturbed by noise after 10pm / 22:00. This usually means staying inside vs. the front or back porches. Keeping all windows & doors closed also helps keep sound in. No outside sound equipment without approval.
INTOXICATION / NO SMOKING - Please enjoy alcohol and legal intoxicants in moderation. No drunken or intoxicated behavior, which may disturb neighbors or lead to additional cleaning or repair charges. Absolutely no smoking anything inside or additional cleaning charges will apply. Front porch: tobacco OK, no cannabis. Backyard: all OK. Vaporizer: OK inside. Make sure all guests put all cigarette butts in provided pots or trash, or additional cleaning charges will apply.
NEVER ALLOWED - No fire, incense, or flame of any kind inside. No glitter or glitter make-up, confetti, etc. or additional cleaning costs will apply

* C H E C K - I N ~ Check-in is after 4pm / 16:00
EARLY CHECK-IN - If you want to check in earlier and the previous night is UNBOOKED, you may add it to your reservation (we can help), allowing us to lock in a check-in time of 5am / 05:00 or after.
If the previous night is BOOKED we cannot accept requests for early check-in. However, sometimes housekeeping finishes early, allowing for 3pm check-in for no additional charge. If you would like to check in after 3pm, let us know, and we will coordinate with housekeeping the day of your arrival and will let you know that day if it's OK to check in at 3pm / 15:00.
VEHICLE DROP-OFF - Please inquire at time of booking or ASAP if you want to park vehicles in our gated backyard prior to 4pm / 16:00. It is often possible after 11am / 11:00. It is always possible to leave vehicles parked on the street at any time.
LUGGAGE / FOOD DROP-OFF - Due to strict housekeeping policy, guests and housekeepers cannot be in the house at the same time; therefore we cannot accept requests for dropping off luggage / food. However, guests are welcome to leave luggage / food in parked vehicles in trunks or otherwise out of view.

* C H E C K O U T ~ is before 10am / 10:00
$50+ HOUSEKEEPING DELAY FEE - We’ve partnered with an amazing cleaning company formed by local Airbnb Superhosts. In order to provide their excellent service they require extremely precise scheduling. When your Reservation is confirmed housekeeping is scheduled to arrive precisely at checkout time. If guests have not fully checked out they will wait to enter the house, charging $50 for a 1-30 minute delay, and another $50 for each 1-30 minute delay after, e.g. $100 for a 31-60 minute delay, etc. We NEVER want to pass these charges on to our guests. We simply need housekeeping to be able to get started on time every time, which their fee incentivizes.
LATE CHECKOUT- If you want to check out later than 10am / 10:00 and the night of your departure is UNBOOKED, you may add it to your reservation (we can help), for its base rate plus Airbnb Service Fee & state tax. Then you may request to set checkout to any time prior to 5pm / 17:00.
If the night of your departure is BOOKED we cannot accept requests for late checkout.
The day of booking, you may request 11am / 11:00 checkout at no additional charge. After booking, once housekeeping is scheduled, it is unlikely we can accept an 11am / 11:00 checkout request; however, it may still be possible to add that night to your Reservation.
PICK-UP VEHICLE - While no vehicles may remain parked in the backyard after checkout time, guests are welcome to park on the street and return anytime to retrieve vehicles.
PICK-UP LUGGAGE / FOOD - Due to strict housekeeping policy, guests and housekeepers cannot be in the house at the same time; therefore we cannot accept requests for leaving luggage / food. However, guests are welcome to leave luggage / food in vehicles parked on the street in trunks or otherwise out of view.

* P A R K I N G
STREET - Free, no permit on Hazelwood St, and Third St in front of Peaches'n'Greens market. Street parking is exceedingly safe; just lock doors and never leave visible valuables (GPS, bags, etc.)
BACKYARD - Luxury vehicles and any others not emptied of visible valuables should park in our gated straw covered back yard fits 6-8 midsize or smaller cars. Larger cars, SUVs, and trucks may not have enough turn radius to enter from through the 8' / 2.5m wide alley gate.

* PRIVACY ~ Full and private use of the house - no other guests. 2 private bathrooms. 4 exterior Ring cameras enhances guest safety and ensures only pre-approved registered guests enter our home. We fully respect guest privacy and will never install interior cameras. Nathan the owner may need to tend the grounds - see 'Interaction with guests' below.

* CHILDREN ~ Children of all ages are welcome and we've hosted hundreds of families. Be mindful that the house is not child-proofed and there are stairs, games, books, mugs, etc. within reach. Prior to checkout everything must be put back as found.

* PETS ~ With these rules followed, we welcome well-behaved animal companions
All animals entering the house must be approved prior
To be approved, our rules must be agreed to and strictly followed, else additional cleaning charges apply . . .
For each animal we require: name, gender, breed, age, spayed/neutered?, house trained?, any history of spraying/marking / accidents / violence / scratching / furniture damage?
Unless caged or crated the entire time, for allergenic reasons no animals are ever allowed in the bedrooms, including the ground floor Morton Room / living room
All bedroom and Morton Room doors must be kept closed at all times
You must remove all traces of pet hair and accidents prior to checkout. Any accidents or damage must be reported.
Do not leave animals in the backyard unattended; it is fenced but not dog proof
Throw away all poop on the property as it happens
While there is no set pet fee, we reserve the right to pass along any charge for additional cleaning from housekeeping

* HEATING & COOLING ~ October - May: Home's radiant system (not forced air) heats floors (except space heat in the 3rd floor Air Room) for ~70F/21C room temp day & night. Space heaters in every bedroom. June - September: Window AC units cool the 3rd floor Air Room and 2nd floor Water, Fire, and Earth Rooms. The rest of the house can be kept as cool as the nighttime low by opening windows in the evening and closing them in the morning. Complete heating & cooling info and instructions are in our House Manual, provided after booking or by request.

* SAFETY ~ We are proud of our perfect safety record for over 4000 guests since 2010. Those not familiar with predominantly African-American urban neighborhoods (like most all of Detroit), may at first mistake poverty for danger. Overcoming these mental projections to see the 'Gold Beneath the Grime' is part of what DLY's mission is all about. Compared with other Detroit neighborhoods, ours is quiet, friendly, and low crime, yet still emerging from the disenfranchisement Detroit is infamous for.
Everyone in the community knows DLY, and nearby stores are very welcoming to guests who support them. We simply advise guests to use the same basic common sense street smarts as in any city: head up, look & walk confidently, be aware of your environment, avoid unpopulated areas, use the buddy system at night, etc.
Although it's total overkill, DLY has a monitored alarm & fire alarm, exterior cameras, security doors, and window guards to help all guests feel as perfectly safe as they statistically are.
Our neighborhood is now highly desirable, with real estate values rising sharply. As shocking as Detroit's decay may appear at first, the direction of change is undeniable and its pace accelerating. You may find Detroiters to be surprisingly friendly. Consider saying hello to a stranger - it's our Detroit way.

* Cancel within 48 hours of booking AND at least 14 days before check-in = full refund
* Cancel 7 full days before check-in time on the day of arrival = 50% refund of nightly rate and cleaning fee, not Airbnb's service fee
* Cancel 1-6 days prior, day of arrival, or during reservation = no refund
* Airbnb service fee is refundable, up to 3 times per year
* Cancellation for any reason is subject to the above policies, including not having read the entire listing or House Manual, and dissatisfaction with our Piety Hill neighborhood
* Refunds for lowering the number of guests on all or some days of a reservation are subject to cancellation policy. E.g. removing 5 of 10 guests from both nights of a 2-night reservation.

Piety Hill is an old, authentic central Detroit neighborhood; a quiet bedroom community named after the many gorgeous historic churches & synagogues on nearby Woodward Ave. Compared with other Detroit neighborhoods, ours is quiet, friendly, and low crime, yet still emerging from the neglect Detroit is infamous for. DLY is surrounding by an ever-increasing cluster of bright spots of development including Malena Marks children's park & Brilliant Detroit community center across the street, $8M Herman Kiefer Hospital redevelopment, Community Development Corporation, laundromat / fitness center & trail, Peaches'n'Greens, dozens of rehabbed homes, an orchard & many community gardens! Our Piety Hill neighborhood is now highly desirable, with real estate values rising sharply. As shocking as Detroit's decay may appear at first, the direction of change is undeniable and its pace accelerating.

* Detroit Loves You Guest Home is managed by the 24/7 team at Guesty who will reply to your inquiry first and answer any questions you may have * Hi, I'm Nathan, DLY's founder. I'll also be available to assist when called on. I was made in Detroit, then lived all around southeast Michigan (between world travels) until settling in Detroit in 2004. Around that time I began hosting travelers on my couches. I soon discovered a passion for helping people connect with my city, and in return felt blessed to experience Detroit and Detroiters through their eyes and learn from their experiences here and back home. My involvement as a Detroit 'Ambassador' grew until 2010 when I bought a house in the Piety Hill neighborhood and opened Detroit's first Airbnb, Detroit Loves You Guest Home. Much more than a family business, DLY directly supports the Piety Hill neighborhood, with 10% of your reservation's proceeds funding the Hazelwood Block Club, local start-ups & non-profits, and property beautification.
