Registration is required to host in Fredericksburg. Register online to continue hosting short-term stays.

Registration

Based on Fredericksburg’s updated short-term rental (STR) ordinance, all STR Hosts are required to register with the city. You can register online through Fredericksburg’s online portal. First-time users will be prompted to create an account before completing their application.

The application fee is $150/unit + $100/bedroom and must be paid at the time of application. Permits are valid for one year from the issuance date and must be renewed annually.

STR hosts currently operating with a valid permit received before 1 April 2022 may continue to operate legally and without applying for an additional permit as long as the 2018 ordinance requirements are met.

Zoning restrictions

Fredericksburg’s updated STR ordinance sets restrictions on where new STRs are permitted to operate, depending on the type of STR and where it is located. Please see below for definitions of each type of STR:

  • STR Accessory: Guest house/suite located on the owner’s primary residence
  • STR B&B: Rooms for rent located within the owner’s primary residence
  • STR Condominium: Located within a recorded condo regime
  • STR Facility: Complex with multiple dwelling units (up to 8)
  • STR Unoccupied: Transient lodging not located on the owner’s primary residence

Legal non-conforming status:

Despite Fredericksburg’s new zoning restrictions, STR Hosts currently operating with a valid permit received prior to 1 April 2022 are considered to have “legal nonconforming” status and may continue to operate legally regardless of the zone in which they are located.

Off-street parking

Local laws in Fredericksburg require Hosts to provide the following amounts of off-street parking for guests:

  • STR Unoccupied: 1 space/bedroom
  • STR Accessory: 2 spaces for primary structure + 1/bedroom
  • STR B&B: 2 spaces for primary structure + 1/bedroom
  • STR Facility: 60% of permitted occupancy

Taxes and Fees

Fredericksburg imposes a 7% hotel occupancy tax (HOT) on STRs. Hosts are required to collect and remit the HOT quarterly. This can be done through Granicus, the same platform used to apply for an STR permit. For more information about Fredericksburg’s HOT, please visit the city’s HOT webpage.
